What the AI Assistant Does
STORAGEsimple includes AI in three places, each solving a different problem:
- Admin assistant: a question-and-answer tool inside the dashboard that knows your facility data, tenants, units, and ledger
- Public chat widget: an AI chat for your facility website that answers prospect questions and guides them into an online rental
- Smart pricing: recommendations that suggest rate adjustments based on occupancy and demand
All three draw on live data from your facility, so answers reflect this morning, not last month. None of them require setup beyond enabling the features; the assistant already understands the data you entered when you configured units, tenants, and billing.
Asking the Admin Assistant
Open the assistant from anywhere in the dashboard and ask questions the way you would ask a sharp office manager:
- "What is my occupancy by unit size right now?"
- "Which tenants are more than 30 days past due?"
- "How did revenue this month compare to the same month last year?"
- "Which tenants are not enrolled in autopay?"
- "Show me move-outs in the last 90 days and the reasons recorded"
The assistant answers with figures and lists pulled from your live data, and links to the underlying records so you can act on the answer immediately, for example opening the delinquent tenant list it just summarized.
Treat it as your first stop instead of building a report. Most one-off questions, the kind you would otherwise export to a spreadsheet to answer, take one sentence. For recurring needs, standard reports still exist; the assistant simply removes the friction for everything ad hoc.
The Public Chat Widget
The public chat widget puts an AI agent on your facility website that handles the questions prospects actually ask, at any hour:
- Unit availability and pricing, pulled from your live inventory
- Facility details such as gate hours, office hours, and climate control
- Policies like insurance requirements, lock rules, and proration
- Directing ready-to-rent visitors straight into the online rental flow
To deploy it, enable the widget in Settings, customize the greeting and the facility facts you want emphasized, and paste the embed snippet into your website. It works alongside online rentals: a visitor can ask about 10x10 availability at midnight, get a price, and rent the unit in the same session.
Review chat transcripts periodically. They are a goldmine of what prospects ask before renting, and if the widget keeps fielding a question it answers poorly, add that fact to its configured knowledge.
Smart Pricing Recommendations
Smart pricing looks at your occupancy and demand signals and recommends rate adjustments by unit type:
- High occupancy in a size category suggests room to raise street rates
- Sizes that sit vacant suggest a promotional or web rate to fill them
- Recommendations are by unit type and size, not blanket increases
- You review and apply each recommendation; nothing changes automatically
A practical cadence: review recommendations monthly, apply street rate changes for new rentals first, and schedule existing-tenant rate increases separately with the proper notice period through the billing settings.
Because recommendations come from your own occupancy data, they get more useful as your facility history grows. Operators who priced a 10x10 the same for three years are usually the ones leaving the most revenue on the table.
Getting Good Answers
A few habits make the AI features noticeably better:
- Be specific: "delinquent tenants over 30 days with balances above 200 dollars" beats "who owes me money"
- Ask follow-ups: the assistant keeps context, so you can refine a list without starting over
- Keep data clean: unit features, move-out reasons, and notes feed the answers
- Verify before big actions: the assistant is a fast analyst, but rate changes and lien steps deserve a human look at the underlying records
The AI never takes destructive actions on its own. It reads your data and recommends; applying a price change, sending a notice, or locking out a tenant always goes through the normal workflows you control.
