Gate Integration
Connect your PTI access control system so gate codes, lockouts, and access restoration are driven automatically by tenant account status.
Supported PTI Systems and Setup
STORAGEsimple integrates with PTI Security Systems hardware in two ways, depending on what runs your gate:
- StorLogix Cloud: connects directly through the PTI StorLogix Cloud API. Enter your StorLogix Cloud credentials in Settings, then Gate Integration, and authorize the connection.
- Falcon XT and F2000 controllers: connect through the PTI BridgeApp, a small application that runs on the on-site gate computer and relays commands between STORAGEsimple and the controller.
After connecting, map your PTI access levels and time zones to STORAGEsimple so each unit area, keypad, and door grants the right access during the right hours. If you have multiple facilities, each one connects to its own gate system independently.
Finish setup with a live test: create a test tenant, complete a move-in, and confirm the code works at the keypad. Then suspend the test tenant and confirm the code is denied. Two minutes of testing here prevents real tenants standing at a gate that does not open.
Gate Codes at Move-In
Once the integration is live, gate codes are part of every move-in with no extra steps:
- Counter move-ins: the code is generated when the move-in completes and is printed on the receipt and emailed to the tenant
- Online rentals: the tenant receives their code immediately after payment, so a 2 a.m. rental can unload at 2:05 a.m.
- Codes are pushed to the PTI system in real time along with the correct access level and hours
- Tenants can always look up their code in the tenant portal
If a tenant wants a specific code or you need to change one, edit it on the tenant record and the update pushes to the gate immediately. At move-out, the code is deactivated automatically so former tenants never retain access.
Lockout on Delinquency
Gate lockout is a step in the automated delinquency workflow. With the default schedule, a tenant who has not paid is suspended at the gate on day 30 past due, after the day 5 late fee and repeated reminders:
- The lockout day is configurable per facility; many operators lock out earlier than day 30
- STORAGEsimple suspends the code in the PTI system; the tenant keypad entry is denied
- The tenant gets an email and Twilio SMS explaining the lockout and linking to the portal to pay
- The lockout is logged on the tenant record with a timestamp
Lockout only blocks gate access; it does not touch the unit contents or the lien process, which proceed on their own configurable schedule (lien notice at day 45, auction at day 60 or later by default). See Payment Processing for the full timeline.
You can also suspend a tenant manually from their record at any time, for example for a policy violation, independent of the billing status.
Automatic Restore on Payment
The best part of the integration is what happens when a locked-out tenant pays:
- The moment the past-due balance is settled, in the portal, over the phone, or at the counter, STORAGEsimple reactivates the gate code in the PTI system
- No staff action is needed; a tenant who pays online on a Sunday night gets in Sunday night
- The tenant receives a confirmation that access has been restored
- Partial payments do not restore access unless you configure a threshold that allows it
This closes the most common gap in manual gate management: the tenant who paid but is still locked out, or the one who never paid but was never locked out. Account status and gate status simply cannot drift apart.
Gate Activity Sync
STORAGEsimple pulls access activity from the PTI system so you can see who is on the property without leaving the dashboard:
- Entry and exit events appear on the tenant record alongside billing history
- Denied entry attempts are logged, including attempts by locked-out tenants
- Facility-wide activity reports show traffic patterns by day and hour
- Activity history is useful evidence in damage claims and lien disputes
You can also ask the AI assistant questions like which locked-out tenants attempted entry this week, or how busy the gate is on Saturdays, and get answers straight from the synced activity data.
Troubleshooting
- Code not working at the keypad: check the integration status page, then verify the code and access level on the tenant record match what PTI shows
- BridgeApp offline: confirm the gate computer is on and the BridgeApp service is running; commands queue and replay when it reconnects
- StorLogix Cloud errors: re-authorize the API connection in Settings if credentials have changed
- Tenant locked out after paying: confirm the payment fully cleared the past-due balance and check the sync log for the restore event
